How a leak gets pinned to one spot

Four stages, in this order, on every call.

  1. Meter, then valve by valve

    With everything off we read the meter, then close the house valve, the sprinklers, any pool fill and the water heater's cold inlet in turn. The closure that stops the dial names the system.

  2. Trace the line

    A signal generator on the pipe lets a receiver follow its path and depth through slab or soil, so the search runs along the pipe instead of across the whole floor.

  3. Listen, image, pressurize

    Ground microphones hear water escaping a pressurized line, a thermal camera shows a hot-side leak's warm track, and a line too quiet for either gets a pressure drop test or tracer gas.

  4. Confirm, then mark

    A spot is marked only when two methods agree on it. You get the mark, the readings and a plain note of what the repair would involve.

How soon, and what sets the pace

What is leaking decides the timetable, more than the calendar.

Running water gets a same-day visit, and so does a warm patch of floor, because a hot-side leak under a slab costs money every hour the water heater refills it. A slow meter creep or a high bill is booked for the next workday, and pools and sprinklers usually within the week, because neither gets harder to find by waiting a few days.

The visit itself is usually a few hours. Isolation takes the first part, tracing the line the next, and the listening and imaging only as long as the leak takes to give itself away. A repiped house, a cold line under tile, or several sprinkler zones add time, and you hear about that before we start.
