Pinmere locates water leaks in houses, townhomes and small apartment buildings. The job is finding the failure and marking it: under a slab, along a buried line, in a sprinkler system or in a pool.

We do not sell repairs on the back of a finding. Once a spot is marked, the repair is quoted as a separate job, and the written finding belongs to you, to hand to whichever licensed plumber you prefer.

Prices on this site are estimated ranges, because no two houses take the same time to clear. Every job gets a free written quote before the visit, and if the meter test says there is nothing to find, we say so.

How it runs

Four steps, no surprises

  1. Call with what you are seeing

    A bill, a sound, a warm patch of floor, a meter that will not stop. We talk you through the meter test on the phone, and sometimes that settles it before anyone drives over.

  2. Get the range, then the written quote

    You hear the estimated range for your kind of job on the call, and a free written quote before the visit is booked. A repair, if one follows, is a separate number.

  3. We isolate, trace and listen

    On site, each system is shut off in turn against the meter, the failing line is traced, and acoustic, thermal or pressure tools take it to one spot.

  4. You get the spot and the readings

    The location is marked on the floor or the ground and written up with what was used to find it, ready for any plumber you choose.

Each one is about how the answer is reached, because a finding you cannot check is only an opinion.

  1. Will I get one marked spot, or an area?

    A spot is what keeps a slab opening small. Ask what the company commits to mark, and how it confirms the mark before anybody cuts.

  2. Will the repair come as a separate number?

    It should. Locating is a diagnosis and the repair is another job, which you are free to give to anyone once the spot is known.

  3. What range should I expect before the visit?

    An estimated range on the phone and a free written quote before work starts. Ours begin at an estimated $150 and rise with the number of systems to isolate.

  4. What happens if there's no leak?

    You should be told plainly. A meter that holds still with everything off is a real answer, and it is worth more than a search that finds nothing.

  5. What is your CSLB license number?

    C-36 is California's plumbing contractor classification, and the Contractors State License Board's online lookup confirms any number and its status in a minute.
